Everything that goes on between getting a ratified contract on your home and closing on it is where the proverbial "rubber meets the road", so to speak. This is where your Real Estate Agent earns his/her keep!
One of the biggest myths in real estate is that a Real Estate Agent's main role is to "sell" the house by bringing a "buyer" into the house. This couldn't be farther from the reality of our jobs as Realtors. It's all of the intricate details that happen between getting the house under contract and actually walking out of the closing office that make or break the deal. Here's an overview of those details:
1. Closely following the lending process if the Buyer is financing the home purchase.
2. Coordinating the home inspection and assisting with what we refer to as the "second round of negotiations". This is where the Buyer and Seller discuss what items will be repaired and who will be responsible for the repairs.
3. Coordination of the appraisal with the assigned appraiser.
4. Coordination of the termite inspection (CL-100), including any treatment or repairs that may arise from the results of the inspection.
5. Assure that all utility transfers have taken place prior to the closing date.
6. Coordination with the closing attorney(s), reivew of settlement statement.
These items may seem relatively simple but, they often can become quite complex and require a great deal of skill and knowlege on how to handle any issues that might arise.
