We are asked very frequently these days if our market is starting to recover from the housing crisis and all indicators seem to point that it is in fact making a recovery! Prices are no longer falling but, have leveled out over the past few months. As of today (April 6, 2012), there are 176 foreclosures in the tri-county area, dramatically down from almost 400 this time two years ago. The number of homes on the market is also down to just 6,268 in the tri-county market. This is a sharp decrease from the 11,000+ number during the height of the real estate slump in our area. With the new job growth in the Charleston area, we are very optimistic that the worst of our housing crisis is behind us. This does not mean however, that prices will rebound in tremendous fashion, it simply means, we are headed in the right direction and, while it's still a "Buyer's Market", Buyers will not be in the driver's seat as much as in previous times. There are fewer homes to choose from and, less foreclosures for those seeking the "handyman specials". This will result in less days on the market for existing homes. We are also seeing an uptick in new construction housing starts in our area. This is also a postivie sign that the market is recovering!
